The Problem

Andium Homes, Jerseys largest housing provider responsible for managing a substantial portfolio of residential properties spread across 230 sites, recognised a growing need to digitise their housing stock to improve the way they manage and maintain assets. Traditional methods of assessing building conditions, capturing measurements, and accessing accurate asset data were labour-intensive, prone to inconsistencies, and required frequent site visits. For large residential sites like Edinburgh House, comprising 147 units, these inefficiencies were amplified, creating challenges around safety, cost, carbon emissions, and communication with contractors and residents.

The Solution

To address these challenges, Andium Homes partnered with AEC360 to leverage the expertise delivered via our AEC360 Manag3d service. Using the FARO Blink TLS (Terrestrial Laser Scanner), AEC360 captured millimetre-accurate external 3D data of Edinburgh House, creating a comprehensive and interactive digital model of the site. This scan was seamlessly deployed via the FARO SphereXG platform, enabling the Andium Homes team to remotely view, measure, and assess the condition of the buildings, all without needing to physically visit the site.

The Outcome

Through the adoption of AEC360’s Manag3d service and FARO Blink TLS technology, Andium Homes will achieve several key outcomes. The ability to inspect and plan work remotely will enhance safety for staff and contractors, while significantly reducing carbon emissions by cutting unnecessary travel. Contractor and resident engagement will improve through the use of immersive, visual tools that make project planning and communication more effective. The availability of precise, up-to-date asset data will allow for more informed decision-making, leading to reduced maintenance costs and a notable increase in planned maintenance percentages (PMP), shifting Andium Homes further towards a proactive, data-driven asset management strategy.
