Andium Homes, Jerseys largest provider of housing, is responsible for managing 1000s of residential properties spread over 230 sites. Andium Homes is actively working to improve the efficiency and accuracy of its asset management strategy. As part of this, they aim to digitally capture the externals of their buildings, starting with the 50-metre La Collette high-rise, in order to develop a full digital twin. However, the scale and complexity of the structure, along with the need for highly accurate data, presented challenges for traditional surveying methods. Without a detailed and up-to-date digital model, it was difficult for maintenance teams to plan works efficiently and increase Planned Maintenance as a Percentage (PMP), which is a key performance indicator for long-term asset management.
To support Andium Homes digital twin ambitions, AEC360 deployed the cutting-edge FARO Blink LiDAR Terrestrial Laser Scanner (TLS) to capture high-resolution 3D data of the entire external envelope of the La Collette tower. Our expert team conducted a precise and efficient laser scan of the building, generating an accurate point cloud that is to be geo-referenced onto the Jersey Grid for exact data extraction. Leveraging our experience in 3D reality capture, surveying, and BIM, AEC360 processed the data and provided Andium Homes with a detailed digital model via the FARO SphereXG cloud based platform that can integrate seamlessly with their asset management systems, laying the foundation for a wider digital twin strategy.
With AEC360’s advanced laser scanning and BIM expertise, Andium Homes now has a highly accurate and navigable 3D representation of the La Collette high-rise. This digital asset enables their maintenance teams to remotely inspect building conditions, plan interventions more effectively, and reduce reliance on physical site visits. It also provides the data backbone required to increase their Planned Maintenance as a Percentage (PMP), improving both operational efficiency and long-term asset sustainability. This project marks a key step in Andium’s journey toward a smart, data-driven approach to estate management, powered by AEC360’s reality capture expertise. We continue to work with Andium Homes to review their 3D reality capture requirements.
